Home Loan for a Resale Flat in Surat – Step by Step

Most buyers finance part of a resale flat with a home loan. Lenders' rules differ, so confirm details with your bank. This is the general sequence.
1. Check your eligibility
Banks look at income, existing EMIs, credit score, age and the property itself. Check your credit score before you apply.
2. Pick the flat and agree the price
Banks lend against the lower of the agreement value or their own valuation, and only a percentage of it. You pay the rest as your down payment.
3. Apply and submit documents
- ID, address and income proofs (salary slips, bank statements, ITR)
- Property papers: title documents, society NOC, tax receipts, agreement to sale
4. Valuation and legal check
The bank values the flat and its lawyer checks the title. Problems here can delay or stop the loan, so verify the papers yourself early with the documents checklist.
5. Sanction and disbursal
After sanction, the bank pays the seller as per the agreed schedule, and keeps the original documents until the loan is closed.
6. Register the sale deed
Complete the registration and update the society and municipal records.
