Buying a Flat in Surat – Documents Checklist

Before you pay a token amount for a flat in Surat, verify the paperwork. This checklist covers what buyers commonly ask to see. It is general information, not legal advice – have a property lawyer review the documents.
Ownership and title
- Sale deed / title deed of the current owner and the chain of earlier agreements.
- Land and ownership records as applicable (for example Index-II) to confirm ownership.
- Allotment letter or society share certificate, if the flat is in a cooperative housing society.
Approvals
- Approved building plan and building use (BU) permission.
- Society NOC for the sale, where required.
Dues and receipts
- Property tax receipts from Surat Municipal Corporation (SMC).
- Electricity, water and gas bills – confirm there are no pending dues.
- Society maintenance receipts and any pending transfer fees.
Loan and encumbrance
- Confirm there is no existing mortgage. If there is one, ask for the bank's release letter at closing.
- Obtain an encumbrance / search report through your lawyer.
At closing
