A top-floor flat has its own strengths and weak points. Here is a fair look before you decide.
Advantages
- More light and air. Fewer buildings block the view, and a flat open on several sides is usually brighter and better ventilated.
- No neighbours above. No noise from footsteps overhead.
- Quieter and more privacy than lower floors.
- Terrace access in many buildings.
Drawbacks
- Heat. The roof absorbs sun, so rooms below can get warmer in summer. Check roof insulation or waterproofing.
- Leakage risk. Roofs age. Look for damp patches, cracks and paint peeling on the ceiling.
- Lift dependence. Check that the lift works reliably, and that the building has backup power for it.
- Water pressure. Top floors can see lower pressure if tanks and pumps are weak.
What to check on a visit
- Ceilings in every room for stains.
- Whether the terrace has been waterproofed and who maintains it.
- Cross-ventilation: open the windows and feel the airflow.
- Water pressure in the bathrooms and kitchen.
