Property Registration Process in Surat, Gujarat – Step by Step

This is a general overview of how a flat purchase is formalised in Surat. Rules and rates change, so confirm current details with the Gujarat registration department or a property lawyer.
1. Agreement to sale
After you and the seller agree on the price, sign an agreement to sale. It states the price, payment schedule, included fittings and furniture, and a handover date.
2. Pay stamp duty and registration fee
Stamp duty and registration charges are payable on the higher of the sale price or the government's jantri (guideline) value. Check the current rates and the jantri value for the area before budgeting, as these are revised from time to time.
3. Sale deed registration
Both buyer and seller, with two witnesses, visit the sub-registrar office with ID proofs and documents. The sale deed is signed, biometrics are captured and the deed is registered.
4. Update records
After registration, update:
- Society records and share certificate transfer
- Property tax records with Surat Municipal Corporation
- Electricity, gas and water connections in your name
5. Handover
Take possession against the agreed inventory, check fittings, and collect all original documents.
