Carpet Area vs Super Built-Up Area Explained

When a flat is advertised as "1500 sq ft", always ask which area that is. The number can mean different things.
The three terms
- Carpet area – the usable floor area inside the flat's walls, where you could lay a carpet. It excludes the thickness of walls.
- Built-up area – carpet area plus the thickness of the walls and areas like balconies.
- Super built-up area – built-up area plus a share of common spaces such as the lift, staircase and lobby.
Why it matters
Two flats at the same price per square foot are not equal if one quotes the carpet area and the other quotes the super built-up area. Always compare price per sq ft on the same basis, preferably carpet area.
How to check
- Ask the owner or builder for the carpet area in writing.
- Check the area stated in the sale agreement and the society records.
- Measure the main rooms yourself if you can.
Under RERA, new projects are required to sell on carpet area. For resale flats, ask for clarity.
